ENVIRONMENTAL SITE ASSESSMENT

Most commercial real estate property transactions will require an Environmental Site Assessment (ESA). An ESA, sometimes referred to as a Phase I, is an assessment of the environmental condition of a property. An ESA involves looking at the current and historical use of a property and assessing the overall risk of environmental liability.
